Attic Remodeling

Attic Remodeling can be a great way to capture much needed space. We have finished areas that are attached to the master bedroom, like when the attic space is over the garage. If the roof over the garage is high enough we can cut a door into it from the bedroom and make a nice large master closet. Many times when finishing off attic space we like to use the foam insulation, this gives a much higher R value and keeps the temperature way down in the new space. When Attic Remodeling is finished this way it takes less heating and cooling.

Another thing we have done is go into the attic above a second floor to attic bedroom space. I remember looking at a home with a prospect several years ago. He said they needed to add a bedroom for their growing family. Every contractor that had been out before me wanted to add an addition all the way across the back side of the house. This would have been way over his budget. After analyzing his house layout and listening to what his needs were, I came up with a plan to do an Attic Remodeling project. It consisted of installing an extra bedroom with closet above the end of the house where the existing three bedrooms were located. The house had about a 12/12 pitch room which is not uncommon these days, so there was plenty of space in the attic. The first thing we had to do was come up with a plan to install a set of steps up there without ruining the existing bedroom layout. We were able to eliminate the linen closet at the end of the hall and go straight up through the side of the master closet and then turn and go the rest of the way. This actually only took a little out of the existing master bedroom closet. We then added a window in the gable for egress and light. We had to double up the existing ceiling joist since they were only 2x8. We installed 2x10’s with ¾” tongue and groove plywood over that. We insulated the walls and ceiling real good and added a wall mounted hvac unit. We installed a door from the bedroom into the rest of the attic to get to the existing hvac unit to change the filter. This ended up giving them about 300 sf of bedroom space up there, at a fraction of the cost of an addition. We finished it off with drywall, trim, paint and carpet. The door where the existing linen closet was is now the door to the steps leading upstairs to the extra bedroom. You wouldn’t even know anything had changed unless you opened the door for the stairs. This became the most popular room for their three children they all fought over who would get that room. Of course it was the oldest one. Mom and dad and all three kids were very proud of their Attic Remodeling project, and we were too!

The other popular Attic Remodeling project is finishing a bonus room over the garage area. Sometimes this requires adding another set of stairs for access. This can be a great place for a game room or extra bedroom, or just a nice hide away. If you work from home many people will use this as an office so they are not easily disturbed. We can also add a shed dormer down one side to give more floor space and have more wall for windows. If this is separated from the rest of the house we will want a separate Hvac unit for the heating and cooling. Many times the bonus room is already there but had not been finished off.
